Agent Fees - Tenant

 

Tenant holding deposit: One week's rent

 

A non-refundable deposit paid by a tenant in order to secure a property whilst the administration takes place. If the let proceeds, this fee is refunded or offset against the move in monies.

 

To amend a tenancy: £50.00

 

A charge made in order to administer a change to a tenancy including a replacement tenant situation or early termination of a tenancy.

 

Dilapidations Deposit: Equivalent to five weeks rental amount

 

A deposit paid by the tenant at the start of a tenancy which can be held either by Crickle Eco Property Services or the landlord for the duration of the tenancy.  At the end of the tenancy, it is dealt with in accordance with the terms of the tenancy agreement.

 

Default Fees

 

Late payment of rent: Daily interest at the Bank of England’s base rate + 3%

 

An interest charge will be applied if a rent payment is more than 14 days overdue for each day the payment is outstanding.

 

Lost keys: Reasonable costs incurred

 

A charge for a lost key(s) or equivalent security device(s).  The landlord or agent will provide evidence, in writing, to the person liable for the payment to demonstrate that the costs they have incurred are reasonable.

 

Re-letting cost: £350.00 (maximum)

 

If the tenant wishes to surrender the tenancy during a fixed term (early termination), and the Landlord agrees, a payment to cover the costs of marketing, a new tenancy agreement and references for a new tenant, this will not exceed our losses.

 

Additional Fees – Tenants

Unpaid rent - WILL be charged after 14 days at 3% above the Bank of England base rate.

Lost keys - Tenants are liable for the cost of replacing keys or any other locking device. If the locks have to be changed then this is also the tenant’s responsibility.  If any extra costs are incurred, £50 per hour can be charged.

Variation of Tenancy Agreement - Providing it is agreed with the landlord a fee of £50.00, will be charged to change or add any clauses.

Change of sharer – If one of the tenants wants to leave and another person would like to replace them on the tenancy, subject to references, landlord’s approval and Right-To-Rent checks a fee of £75, WILL be charged.

Early Termination – Tenants are liable to pay rent for the 1st initial 6 month period. In some rare instances there may be the need to leave earlier.  Tenants WILL be liable for the landlords re-letting costs as well as rent due under the tenancy until the start date of the new agreement.

Find Tenant Only - LANDLORDS

Our fee is £750.00 per property

This is a one-off fee to include advertising and marketing, conducting viewings, tenant referencing, preparation of the tenancy agreement and collection of the first month's rent and deposit. It is then the landlord's responsibility to maintain the tenancy, lodge the deposit, notify utilities and collect rents.

We recommend all landlords prepare an Inventory / Schedule of condition report prior to the letting of a property. We can offer this service if required. (Subject to availability)
